Hello to all please help,
I have 3 people who want to buy a working sod farm, currently the gross sales per year sit at 2 million dollars they have not brought on any new clients in 3 plus years meaning they have not been actively marketing for sales and distribution. We are under contract for 8 million dollars; they (3 people) have 3 million to put down. We are seeking financing for 9.5 total. Land and buildings= 4.5 million+, crops= 4 million, water rights total 4,500 acre ft 2,500 acre ft are exportable 15,000 per acre ft= $37,500,000 2,000 acre ft are not exportable at 5,000 per acre ft= 10,000,000, equipment= 2.5 million. Total value of all 4 is estimated to be 54 to 60 million dollars. Now I know most can not lend on equipment and crops but they are a net tangible asset at close. They are currently working with a hedge fund that seems to be unable to free up the money as promised or quit honest just not real and has wasted valuable time. They need 4.5 million dollars after closing for modernization, re-drilling of wells, and operating capital till first harvest and sales. Time is of the essences closing need to be done with in 2 to 3 weeks. We have executive summary and PFS for 2 of 3 partners the missing partners PFS will be between 8 to 10 million in net worth, these will be available for SERIOUS INQUIRES ONLY. we can lend up to 70% loan to value
12% 1 to 5 years i/o 2 to 4 points to the fund
we split 50/50 balance

I have a private investor that loves these types of loans.....it does have to be a strong loan though, and I can get it closed and funded for you. If you are interested call me and lets discuss in further detail!
