 Search for: First open house with realtor- any advice?.

I have my first open house with a realtor on Sunday. What should I bring, should I try to prequal there (I will have internet access), what kind of follow up with prospective clients? Thanks!

I do this sometimes...when a Realtor asks me to.
I take a box of pastries (which nobody but the Realtor ever eats) and a double-sided business card holder...so I can put my cards and the Realtor's cards on the kitchen counter...they never seem to bring their own card-holder, so I leave it there for them.
Don't take prequals there...the customers don't like going over personal info with strangers walking through the door.
Instead, I take their name and number and give them a call that evening or the next morning.

I usually have some kind of flyer with loan information and discounts that I staple right to the realtor's MLS sheet..

I used to do the same thing but that was back when people actually showed up for open houses. Last 3 I did had a total of 2 people show up.

Thanks! Do you create a flyer for the house showing payment options? What about bringing a sample GFE to show an example of fees?

I do often print a flyer...It's in Calyx
I'd stay away from the GFE thing..."every situation is different"

The flyer is a good idea, as anthonyt2325 says, don't expect too much simply because there are thousands of them and hundreds of buyers.

The REALTOR probably invited you so he is there with someone

In reality, you're more likely to get a future referral from the Realtor than you are to get a customer from the open-house. But hey, you definitely won't get anything from it if you don't go.
Gotta put yourself out there.

I always make a dual branded flyer with the REALTOR, House details and my info. I never give pricing since not all buyers are going to get the same pricing and it gives and expectation you may not be able to achieve.

I usually Ask a title COmpany to front some cash for food and see if you could cut your costs on FOOD and get a great three way marketing between you the title company and the agent!

I sit open houses with realtors regularly, will be sitting an $800k listing sat and sunday this week. Last weekend we were at a $1M listing and I kid you not, we had at LEAST 20-30 parties come through. I think traffic depends a lot on the area and how well the realtor markets their open house.

I do not provide food, but sometimes I provide bottled water with my own label on it, to impress the realtor and lower their food costs. I agree that you are much more likely to get future business from the realtor with whom you've had the opportunity to build rapport with, than you are to start taking apps at the open house. Nevertheless, I always have my laptop, with WWW access, and point on hand just in case. If the open house is dead, then at least I have my laptop to help me pass the time in one form or another.

Bring your PSP with plenty of games. Order Pizza around noon or so and offer some to the realtor... Turn on the race and root for Jamie Mcmurray.

That should keep you busy

I do a video expose of the home with my info all over it and I burn it to a dvd I make 10 copies and each person leaves with one.

This is a good post! Hope it goes well. I usually do the co branded flyer thing, give them a loan option laid out also based say with min 3% down on the property sales prices, taxes, ect.

Noawdays creativity pays off well. You want these buyers to use you, or give you a shot at their financing regardless if they buy this particular home or not. Same for your Realtor, if they are not represented by a realtor yet, you want them to use your realtor to help in there search for other homes too.

So you want to get their names and phone numbers to follow up. Last time I did this I helped put together a whole neighbothood open house. We did a drawing for Suns tickets at every house and collected tons of names and numbers.

In this market you may not get a tons of traffic, so its all about just being cool, relaxed, helpfull. Just netowrk with the people without being pushy. Give out movie tikets or something along with biz cards and try to get their contact info. Tell them you would lke to add them to your email list for up to date mortage rates or something, or fee MLS listings from your realtor.

Also, maybe make up a promotion for yourself...tell them you offer free credit reports and credit repair advice if they contact you during the week after viewing the home. the goal for you is not only to help your realtor relation but also to gaing prospects. This includes OTHER REALTORS TOO! If they come with a realtor, network with em!

I help one of my main realtors do open houses as an value-added service. It keeps other lo out of her office and helps strenghten the relationship with the realtor. A lot of l/o's are not going to work on Sundays. Help the realtor prep the open house. Put out yard signs and ballons on Friday with her/him. This will help create a bond while you are doing this. A lot of times I will get in the car with the realtor and I will pickup deals from her when we are putting out yard signs and ballons for the open houses.

Also, get some free DPA signs from Genesis and put in yards too. They are free and work pretty well too.
