Honestly. Scripts suck.

Cold Calling Rules.

1. Don't Be A Salesman!!! Be a human. Be interesting and interested in others.
2. Love your product don't sell it.
3. Know you products. Kind of a pre-requsite for rule 2.

That being said, what are you pitching and to who? I can help you craft opening line. LOL

IMO cold calling Commercial for business is a waste of time, I don't know anybody who was successful at it. I primarily do Commercial and Business and last thing any of the borrowers want is being pitched while at work, they get calls constantly from everyone trying to offer insurance services, stock brokers calling like crazy based on what the company does in revenue etc. The other thing is you have to understand Commercial, what if a borrower starts question things such as defeasance structure, ppp structure, other terms etc, b/c these business owners will smell bs immediately.

Meeting with the clients directly is much better in Commercial. I can tell you this, if your going to cold call Commercial clients, do not act like or come off like a salesman....trust me.

I agree with Chris.... cold calling in general is a waste of time... now if you can get some sort of lead, say from a client or friend... that's not so bad.... otherwise you may as well concentrate your efforts else where....

If you know something specific about their situation, such as their ARM getting ready to reset or a balloon coming due, they may talk with you for a bit right then and there. Then you can set an appointment.
In many counties, such info is fairly easily available from public records online.
The time you invest in background research will actually warm up any cold call.
