Low LTV, 500k+ loan amounts, Commercial, income producing, or Non Owner properties, or good deals with a make-sense exit strategy - NY, NJ, & CT.
We will look at anything in New York City.
We just want a solid take-out in 12-18 months.

A few qualifying questions to ask your HML's (Hard Money Lender's) Beware of those who say they can do it all, everywhere. And those who can't answer these simple questions.

Are you a lender or a broker?
Is it your own money? What is the cost of your funds?
What types of deals do you fund most? Where?
Can I use my title and escrow? Are you licensed with the DRE or the DOC?
What do you typically charge? What kind of deal represents your niche?
To what extent does DTI, DSCR, Credit, exit strategy play a part in your approvals?
Do you cross collateralize? How long does it take you to draw docs and to fund?
Can you go off of a BPO (Broker Price Opinion) for value?
And of coarse... What can I charge?

The answers to these questions will help you weed out the LOs or brokers posing to be lenders or investors and save you and your borrower time. If you ask these questions in a conversational manner under the premise "I'm looking for a home to take my hard money deals to." You should have no problems.

This seems to have been a strong post for info....

While we are not a hard money lender - we are direct with 106 of them!

Please let us know if we can help you with your commercial scenario(s) - I'm sure that if there is any financing options for your clients out there, we can find it in our vast internal database of commercial lending sources of which we are direct brokers for (currently stands at 325+ entries as of today (lenders, banks, private money, hedge funds, pension funds, insurance companies, etc.)).

Eclipse Mortgage Services is the proverbial 'head of the snake'... the end of that broker chain.... next step - the lending source.....

I can back up New Haven as a good lender. They have a different set up from what I'm used to, but they get the job done. I did a few deals over there back in 05/06 and 1-2 years later the borrowers went to refi and I got a call from New Haven letting me know that a different lender just requested a payoff from them. It's nice to know you have a company with good customer service even after the loan funds

you can also try Advantage Capital ( www.adcapequity.com ), or Titan Hard Money ( www.titanhardmoney.com ). I worked for both lenders when I was an AE...

We're a direct hard money lender (hedge fund) located in NYC. Rates from 12-16, points from 2-8, 1 year term but can be flexible depending on scenario, LTV as high as 65% depending on scenario.
