I need help with this guys...

Jumbo $1,040,000 Loan Amount
815 Fico Score
Owner Occ. 80%LTV
Full Doc

Can anyone do this out there? been having trouble finding lender for over 1 mill deal. any suggestions?

We will consider 80% LTV depending on the strength of the borrowers.

We are a portfolio lender and look at many different ways to make a loan work. Our investors understand the self employed borrower and can often give them credit for income that others might not. When borrowers DTI requirement is a little over limits, we look at other ways to make the loan work – like cross collateralizing properties.

For this scenario rates would be between 6.25% and 7.25% depending on the strength of the file.
Programs are 5/6 ARM, 7/6 ARM, and 30 year fixed No Prepayment Penalties Interest Only Available

We are actually a portfolio lender and do not have a wholesale division. Our portfolio has about $3B in assets and we are starting to expand into the residential market.

We actually service 100% of our loans.

ok here is the "REAL" scenario ok...

i was trying to get cash out but it is NOT NEEDED now.

i just need to do an r/t refi.

loan amount 1,020,000.00
75% LTV
815 credit and I need I.O. for a 5/1 or 7/1

I need pricing at par and I am looking to buy down rate.

if anyone can do this and has a rate of 5.5 or less at par without the buy down please let me know.

i need to be at 4.875 with buydown of 1.5 let me know if it can be done or how close we can come to this....

We do not offer lower rates even if you want to buy them down.

Our floor is probably around 5.875%, but it more scenario and borrower driven. Fees might be minimal to get there. The key is the merit of the borrower.

We do offer IO at no cost.
