I am looking for a few hard money lenders that you have experience with. Most of my go tos are cutting way back or out of money. I am ssssoooooo tired of send the file to me and we can close in 3 days!! If you have any contacts that you have truly closed a deal with, please let me know. Standard stuff-up to 60%-65%, no full appraisals, 11-14% plus 2-4 points, usually $50k-$150k for me.

www.yalemortgage.com is always around for the lower loan amounts. Because of Section32 most lenders aren't gonna touch an o/o loan under $125k anymore. If it's a n/o/o take your pick As far as private lenders, I know them by counties, most of them will only operate in 2-3 counties max. They want to know how the judges operate in the jurisdictions if it comes to a foreclosure |

cant help you there, can in Pinellas, Pasco, Hillsborough, Osceola, Orange, Seminole, Volusia and parts of Lake, Flagler, Sarasota & Manatee counties |
