Hi there-
I'm trying to find a lender for a 1.5M O/O SFR purchase in Ventura County, CA. The borrower is S.E. and needs to go SIVA. He's got between 300-400K in assets and his current res is in escrow and this new property escrow is only 30 days.
His Fico is in the high 700's and his wife's fico is in the low 700's...we don't need her on the loan, so if there are fico restrictions under 720, we can leave her off.
I'm looking for a 30 fixed or a 30 fixed w/I/O. I've tried quite a few lenders but either the rate is high AND there is a cost or they don't offer Stated on Jumbo loans...or they don't offer fixed rates anymore...there's always something.
The borrower can easily put down 20-25% and 30%, just not as comfortably. He knows that we might have to go for a 70% instead of 75% or 80%, but I'd like to see what's still available and where.
Any ideas on who can get this done? Thanks so much for any suggestions you may have! |
