I bought ten Arm leads from Ramond (the one with the 10% guarantee closing).
On Thursday night I received my first two. The first one was a rate shopper. He just wanted to know what rate he could get and that he was planning to sell the house in a month or two. I offer to help him with his next purchase and he said that he was going to rent for a while. Yeah right.

The second one is very interested in getting out of his Arm and into a fix mortgage. But the problem is that he wants a 5.125% fix 30 years and the closing cost less than $5,ooo. On a $380,000 mortgage. The property value is too high for FHA. The house is in Idaho.

I’m schedule to received more leads on Tuesday and Thursday. Will see what happens.

10% is great..but only buying 10 leads may or may not give you enough to work the numbers...but hope it goes well..Ray's leads are for real!!

Ed, I noticed that your email is not opening the leads as we send them live. Did you and Mario get taht squared away bud. I just wantt to make sure these things are getting called ASAP after we send them. If they dont then its harder to close them out.

So far I can tell you that his Telemarketers are awsome. They know I will be calling and that i'm there men to do the job. out of those ten I'm working on fixing the credit report on 2 of them and 1 that i just got the appraisal yesterday and it came in 10k short. he owes more than what his house is worth.
the rest are child of the sub-prime world... SISA
I've got a call from Mario, one of his Telemarketer, and he said that he will be sending me 2 more leads so i can keep my pipeline full...
i didn't get them but i'm sure I will.

I would like to say i close one, but i haven't yet. I don't know what to think. The TM are great but the leads are going nowhere. If anyone would like to more about them send me an email with a phone # and i will call you. I don't want to write it down. a call is better.

Well im glad to hear the TMs are good although thats not what we were hoping for.

Because you haven't got one in your 10 we will still be sending them until you do....

I think what it is on some of the '10 lead' campaigns was that it is not always easy to get one in ten to qualify these days. They are all interested but tough to get approved.

When We started the Live ARMs FHA fico requirements were not 580+, along with some other guideline changes The ARM market is tough. With that said take a look at 85% of all the ARM before they got into those ARMs, they were sub prime then....not much has changed EXCEPT now they don't have equity. Tough market for sure so all we can do on the orders is keep sending them until you get your 10%. Eduardo will be getting a couple here and there until we get him that deal. Hopefully he will get a referral in the mean time from the efforts he has put in to helping the leads that were ultimately not able to be helped.

you are right. when we started the 580+ was not a requirement. I do have a bank that will do in the 560 but most have no lates in the last 12. Mario said he was going to call me soon. i'll wait for his phone call.

OK cool i just wanted to make sure you were taken care of. I just talked to Mario as well. i think if you can take some Cali we can run it tonight but if you want east coast then we can do it tomorrow. Let me or Mario know exactly what works best.

last night was a great night. he send 4 leads and out of the 4 i was able to pull 2 credit report. they are both on the 600. and didn't want to give the social but ask me to call today with some interest rate with him having a 700 score. i'm going to try to get his social today using erick webster call to scrip. and the last one, he sounded more like he wanted to just find out what he can get. he also ask me to call him todya. i'll update possibly tomorrow. thanks for averything Raymond.
