Didn't find anything when searching site so here goes:
$3,000,000 appraised value - single family residence
$2,650,000 sales price
$1,855,000 loan amount
70% LTV
stated self-employed
low 500 credit score

At face value, this sounds like an easy deal. I would need a bit more information to make sure the deal was doable. I am a hard money source that can lend up to 80% LTV on a case by case basis. Based on the speifics you posted, you will probably be capped out at 75% max. For more information, please contact me.
