I need 100% financing in san diego area 680 fico full doc o/o purchase.DTI 45% @6.89%
350,000 loan amount if anyone has any ideas I have 4 deals just like this ready to close this month I have a WITH A 5% SELLERS GIFT I WILL NEED 95%

655 fico full doc 300,000 loan amount needs 100%ltv
630 fico full doc 325,000 loan amount needs 100%ltv

I can do 97% or 95% with 100% as a gift from a blood relative, or from a DPA assistance program that we offer. We do not hit LTV's for declining markets and we are not score driven.

FHA allows for 97.75 LTV. The seller can pay up to 6% closing along with granting 3% down payment. Nehemiah grants are approved in house along with the loan approval.

What part of San Diego?
It might be eligible for USDA Rural Development financing
