MD purchase 730 score unable to get it approved due to 90 day in last 12 months on a rental property.
Can anyone do a manual underwrite on this one?
purchasing a primary residence 730 score 230,000 assets good dti everything fits even willing to drop money down and get down to conforming limit 417,000 loan amount, 655,000 purchase price
perfect history before lates, which is why his score is still high, He did have an 800 score. Someone didn't make the payment - his partner - on the rental. the rental has been paid off.

Full doc or stated?
The 90 day late makes it outside the realm of my guidelines, but with some other strong compensating factors I may be able to get this done portfolio.
I'm suprised the score is still that strong. |

The 90 is going to kill it with most lenders as a manual uw. I would have said your only option is DU or LP. The only thing I can think of is if you can prove that the other person was supposed to make payments on the other property, not your borrower. |
