Does anybody know about short refinances and which lender is doing it?

The consideration in a short payoff is not which lender will do the new loan (borrower will qualify according to guidelines), but whether the exiting lender will agree to a shortpay.

This is what I have:
1st. loan balance 525,000
2nd. loan balance 85,000
PPP 10,000
FMV 425,000 approx.
They are 2 months behind. Obviously their credit history is not good anymore but since FHA is not score driven and I believe their DTI will be at 45 % approx.do you think there is any hope for them?
Honestly I believe they are going to lose their house, but before I tell them that they may have to face the Short Sale process I wanted to make sure there is nothing else I can do for them to help them keep their house.

Cinthia was asking which lenders are granting loans NOT which ones are taking discounts on Refies.

Ah, no. You continue to fail to comprehend plain English and basic mortgage concepts. You display your ignorance with everything you post. Just shocking that you think continuing these posts will get anyone to refer their clients for you to mangle.

Cinthia - I am not a fan of private email solicitations and I imagine your post is going to draw quite a few. Quite simply, if the person is not willing to post to the forum what they have to say, there could be a reason.

Use the advice you receive here, but also research anyone soliciting your business on an internet forum. Everywhere has a few snakes in the grass, as well as stars that shine. Becareful you don't pick up the vermin. (NOTE: THIS IS NOT DIRECTED AT ANY OF THE POSTERS ON THIS THREAD, BUT ADVICE TO SOMEONE SEEKING HELP. What states do you do business in? We have had some requests for New York and Pennsylvania, but we are not licensed in those states.

We are good for those states. We can originate mostly in all the east coast and the files that we are not licensed we have a federally chartered outlet we use.

It has only been a couple of weeks that has passed and more banks are accepting short pay offs.(Short Refinance) The New refi boom is here.I know there are many ex-mortgage Loan officers who left the business to do other things. And unfortunately this industry is not the same. But all I can say you guys better come back soon. We have a job to do now. Banks are accepting the short pay off. The customers need our help. Short sale and bankruptcy should be our last alternative. Loan modification is for our customers who can't get any end financing. Short refinance brings balance but its not for everyone.

The only states we charge anything upfront is in NY, NJ, CT, and there is a $750 application fee to our attorneys. In all the other states we charge $500.00 to release the pay-off to continue with the new mortgage.

We do lend in Florida and we do not have a wholesale dept. www.short-refinance.com
