I will be be targeting auto repair properties in Los Angeles over the next few months. I am putting together a matrix of the best terms I can find for my marketing and placement.

Any interested lenders please email your best terms. SISA, SIVA and Full Doc. - Environmental requirements, if you take previous environ. reports. etc.

Gas stations as well.

John, this question gets asked so much on here....

NO. I am not direct, in thes sense that I do not lend out of my checking account. My specialty is being the guy who takes your deal from a paper scenario and put it together properly for whatever lender it needs to go to and makes sure it gets funded at the end of the day for you. Its a valuable service in commercial lending because no lender wants to "think" about your deal or take the time to pour over it. They want it clear and concise.

If you have the ability to both generate deals and also package them and process them thats cool. Its just too time consuming in my opinion, pick one aspect and run with it to the bank.

Hey John,

Did you still do appraisals too or diversifying?

If you are focusing on just small commercial, start out with companies such as Interbay and Silverhill. They only do income producing properties such as auto shops. They are very broker friendly and will help you out.

For other commercial types its gets more tricky knowing which lenders, but they are a good start, and they dont post on BO either so you will need to call them or check out their websites.


I dont know what you mean by a company for packaging though? What I meant was that I work for a commercial finance firm. You send you're deal to us, I analyze it for feasibility, if it looks good, we then source it to our lending arms, depending on the deal.

It takes the guess work of you having to post every scenario here and call around to every guy on here trying to act they can do the deal. I work with broker almost exclusively and they can have as much involvement as they like in order to learn the process.

There are a hand full of people on here doing exactly the same thing as me, you probably know who they are, give them a shot too.

I see you are looking for direct lenders for limited use commercial property types like automotive and possibly car washes, we are that lender. And I must say that our rates are not like those of the other lenders mentioned earlier. We do pay YSP and spcialize in owner occupied and limited use proeprties nationwide, so if you are looking a lender to close these types of deals and pay YSP while offering rates in the 8's-9's with YSP please feel free to give me a call.

We fund retial, office, hospitality as well so please don't limit yourself to just one property type unless that is your main focus. If that is your niche, i would be more than happy to help you close as many as you can bring to us that have a min. dcr of 1.20%. I will also be glad to give tips on how to market or find these same property types in your currnt areas. Our loan amounts are $100K ~ 8 million nationwide.
