THIS DEAL IS IN TAMPA, FLORIDA THAT IS A PURCAHSE FOR $1.3 MILLION. IT IS LOCATED IN THE POPULAR SOUTH TAMPA LOCATION. I HAVE A FULL FILE INCLUDING A APPRAISAL THAT CAME IN AT $1.3 MILLION. THIS IS A BEAUTIFUL HUGE FEE SIMPLE TOWNHOUSE (DOESN'T HAVE A MONTHLY HOA FEE & ONLY SHARES THE WALLS WITH 1 OTHER UNIT) THIS IS NOT A COMMUNITY OF TOWNHOMES, INSTEAD A BUIDLER WENT IN THERE AND BUILT 2 HUGE DECKED OUT TOWNHOMES. BUT THIS DEAL IS A GENERAL PURCAHSE FOR 1 OF THOSE UNITS (NOT BOTH.) I HAVE A BUYER WITH 700 SCORES FROM CALIFORNIA THAT IS MOVING TO TAMPA FLORIDA SO THIS WILL BE AN O/O PROPERTY. THIS HAS TO BE A STATED DEAL ONLY!!! I COULD VERIFY ASSETS BUT THEY WILL NOT BE SEASONED AT ALL. CAN SHOW 6 MONTHS P.I.T.I. ALL DAY LONG. I WAS THINKING A HARD MONEY LENDER TO DO THIS BECAUSE THEY DON'T REALLY CARE ABOUT ALL THAT, JUST THE PROPERTY WHICH IS GORGEOUS, BUT THEY WOULD HAVE TO ALLOW THE SELLER TO HOLD BACK THAT 20% OR HOW EVER MUCH PERCENT OF $$$ AS A PRIVATE 2ND. I ALREADY HAVE TITLE, PAYOFFS, APPRAISAL, EVERYTHING!!!! BUYER ISN'T HELD UP ON RATE, SHE JUST REALLY WANTS THIS TOWNHOUSE AND NEEDS TO MOVE DOWN VERY SOON. I NEED SOMEONE THAT CAN CLOSE FAST AND EFFICENTALLY. OR IF SOMEONE KNOWS HOW TO STRUCTURE THIS DEAL DIFFERENTLY WHERE THE BUYER COMES TO THE TABLE WITH THE LEAST AMOUNT OF $$$ POSSIBLE.
