As FHA grows and the rate continue to get better for us its has never been a better time to streamline these current high rate FHA deals.
I have pulled a nation wide count on current FHA loans THAT ARE OVER 7% as well as I scrubbed that count for DNC. There are a total of 178,359 that are callable and scrubbed for DNC. There are another 392,000 that are mailable only.
Remember that all of these people are over 7% and on current FHA deals and scrubbed for the DNC.

If you have any questions please fire away. The minimum order i have to pull is $125 even if your in a state that only has a couple hundred. You can take up to 500 for the same price.

ray , does your dialer work on IP phones , i dont want a huge phone bill , I was going to get the mortgagedialer.com from BO member netzer but I would rather just get the leeds and dialer from the same person , I want NJ |

Nick, You do not need any phone lines with my dialer. Its completely web based. We have pletny of names in NJ as well as we have the FHA streamline and ARM recast that you can get with the dialer. On fixed cost no monthly fees, no contracts, no phone line, no set up or cancelation fees, and you are able to access your dialer from multiple computers.

OK guys and gals. As we have been hearing the feds are looking for another rate cut soon. Perfect time for streamline.
Last I heard it was coming around the middle of this month. We shall see but keep your eyes posted on this database.  |

What's up brotha? Long time No Talk. Just curious, if a client purchases 1,000 Callable Leads, what type of closing ratio would you expect on average (Leads will be dialed direct by telemarketers/LO's who are fairly strong)?

I have seen as good as 1 close for every 150 names or so on this type of specialty data. I would say in Cali on average maybe 5 potential deals maybe more. It all really depends on how hard you hit it and with what scripts. If your guys are strong you should do very well for the cost of this list. Just make sure you dial from 730-900 in Cali. No body gets home until like 700 it seems.

Raymond, do you know what would be the minimum interest rate on this FHA list? I'm just trying to figure out if they're currently at 6.500%, then unless they want to pull any cash out, they probably wouldn't be interested in doing anything. Let me know when you can. Thanks.

Rick, during this period of time the rates were anywhere from 6.5 and up. Keep in mind that this is just a marketing list. The idea is to be marketing to a group of people that fit a general scenerio and play the numbers game. Whether you are calling or mailing you will get a response if you work the list. From there its just a matter of finding the deals out of the leads you do generate.
I did purposely pull from these dates though as that was the biggest gap that I could pull the most amount of names from that fit this criteria.

This particular database is not from the consumer so no its not included how ever you can upgrade the list to this one if you choose to for the difference in price. I prorate the cost of the dialer, set-up, list, headset, etc. If we replace the added list with this one we just prorate the difference so its not that much more than the 549.
Remember right now if you get 2 months on that service you get one month FREE so lets say its 549 + 499 for the second month. That's $1,048 for 3 months (349 per month).
If you have your own data already we can get you on the system for $300 per month, no long distance, no phone line required, recorded phone calls, and all the hold handing you need to get you up and going. There is always a very short learning curve that we do help walk you through.

Raymond---What would pricing be if I wanted to work streamlines through your telemarketers? If I wanted to run 500 through one of your dialers with your TM's---would that be an option and what's my damage??? Thank you so much!!! |

Well it doesn't really work that way unfortuanly. My TM are on a bigger dialer system and I cant really have one calling something different from the rest. You would probably be better off dialing on these yourself they are easy. Plus you have an increditble phone personality girl. WHy dont you get the 500 of them and pound th phones for one hr per night. It might take you 3-4 days to get thourgh the list totally. Im sure you will get one to two deals out of that at least.

i did re pull it at 7% instead of just the dates that the rates were high. this should be even better than before.

I think you are going to get me to TM for the first time---wow pull up a chair with the popcorn dude cause this should be a good show---I could come work with your TM's and give them something to laugh about! |

I'm sorry, there is none available for VT, NH, CT, MA. It's very hard to get data in these states.

What exactly are you looking for when you say Template? Are you asking if we do the mailer as well? If so YES we do the templated mail piece in what ever packaging you want. If you meant something else please let me know.
Well we do sell the scripts on our website that we use in our office. Im sure if you use DP they will have some scripts that they are using. If you have any more questions please let me know.

Jesse, I'm glad Cody is taking good care of you. He knows his stuff on the data side for sure. The number of times a list sells is going to be limited per each state. The more brokers that are in each state will increase the number of time I'm willing to let it go. The max i will ever sell any list is 5 times but these FHA ones can be sold anywhere from 2to 4 times depending the state. Keep in mind that there are other vendors that can pull from these data bases so really mosts lists are sold multiple times. Fortunately IA is not a heavily saturated state so you should do very well there. Good luck and if you need any more help please let me know.

I'm still on your phase 3 for another 1 1/2 month left. Can I upgrade to this list instead of the consumer you have given me? You currently gave me 5K for the first month of service, then another 3K for next month. Can I just pay the difference for this list instead of the other 3k consumer you will give me? I just shot you an email. We can up grade with less names. Hit me back when you get a chance.
If the consumer is a little rough at first keep in mind the list is new so you will have to clean it up the first time all the way through it. As you eliminate disconnects and mis information the list starts to get pretty darn good. Just takes a day or two to clean it up. Standard even in my big call center for any list from any data bank.
I will be more than happy to upgrade you out of that consumer bank if you wish though so just let me know.
