I've tried doing this through Interbay and the appraisal was shot down. We're looking at doing a 65% loan stated on an individual. The property was deeded 6 months ago to the LLC and a member on the LLC has poor scores, killing the deal altogether.
The retail center consists of a itialian restaurant, coffee shop, fine wine/cheese shop, the county's newspaper, and the chamber of commerce's meeting office. 5 out of the eight spots are leased out and the DSCR's are looking great. Grand opening is in March.

That can get done it sounds like....
You may not need to go 'stated'.... stated in commercial and residential are much different anyway.... stated in commercial would probably be considered 'light doc' in residential because just because of a 700 credit score the client doesn't get away with not showing documents needed to prove that they have the ability to repay the debt....
If they do or don't need stated we have 171 direct lending sources marked in our database which will fund on this type of property - many who will consider working the loan as 'stated'....
Eclipse Mortgage Services is the proverbial 'head of the snake'... the end of that broker chain.... next step - the lending source....
** We issue a mutual NCND to protect both sides!! **
Please let us know if we can help you - I'm sure that if there is any financing options for your clients out there, we can find it in our vast internal database of commercial lending sources of which we broker for (currently stands at 300+ entries as of today (lenders, banks, private money, hedge funds, insurance companies, etc.)).
Remember... We only get paid when the thing funds!
