World Savings/Wachovia allows you to state income for retired or social security borrowers.
Crazy but they do it.
Call your rep because i think they can do that loan. As long as you're not pushing the appraisal and are confident about the value you should be good! You may also want to try other portfolio lenders they are much more flexible than traditional banks.
