We Are Running a Special on Mailers
1-4% Response Rates Nationwide
5000-9999 Mailers .67 per piece 10000 mailers .63 per piece

Our most successful (1-4% responses nationwide) mailer concept is this: We use a hallmark/birthday card type 6x9 envelope with hand-written script on the outside so it looks, well, hand-written...Once you open the envelope there will be a card…on the outside we put a “cutesy/warm” type photo…On the inside we use a female’s hand-writing to keep the illusion that this is a personal mailer. The way we word the mailer makes it seem like YOU sat down and wrote the mailer yourself. We use a lender name-merge and plain and simple, they call…it’s a little bit more expensive than what you’re used to paying but plain and simple, this thing works. Think about it, if you went home tonight, and saw something appearing to be hand-written, addressed to you, you’d at least open it.
In fact, here are some of the things that do set us apart from every other mail company in the country
A. Exclusivity: We don't solicit your nearest competitors for business, nor will we ever quadruple, triple, or even double mail the people that you mail. We put that in black and white.
B. Qualified Leads: We target people so that when they call your mortgage company you can do something with them.
C. Postage: We time all of our mailers to hit in the beginning of the week to maximize your response.
D. Copyrighted Flyer: Registered with the Library of Congress in Washington D.C. so that no other mortgage company can take our mailers down to Kinko's and flood your area with them.
E. Pre-Sale Success Meeting: Designed to prepare and motivate your Loan Officers
F. Scripts: Inbound call guides that prepare your Loan Officers to close more loans
G. Results: Our promotions can generate between a 1%-4% responses. Obviously not every mailer tops out at four, but that's something I would go over with you.

| You should consider smaller quanities even if it affects your pricing? Too many small shops out there that are eager for a marketing campaign but not in position to shell out $3450.00 to jump into a mail campaign. They can do it themselves much cheaper on much smaller level themselves. Just my .02 |

I offer a unique mailer that nobody else has. We have good data, we offer exclusivity, we do so many other things here than just doing a "mailer".
Typically if you did a mailer by yourself, you'd see about a .25%-.5% response. I can a 1%-4% response.
That's what you're paying for. If one were to do a smaller scale mailer by themselves, then ultimately be shooting themselves in the foot.

| Also, I DO less than 5,000 pieces, but for this special the minimum is 5,000 pieces. |

Direct Mail is dead...
Didn't you get the memo?
Now this is the part where Dan saves face by saying "Oh no, my clients are seeing 18% response with XXX in XXX" lol... They are funding less and less and at your prices, direct mail ROI is def. dead my friend... Just some constructive...
But before you take it all personal and start creating new e-mails from straw clients with out of this world results WE KNOW BETTER! Don't we Outpost?

Sadly, BJ is correct, Direct mail is "Dead." I attended the wake last week, I couldn't go to the funeral. It was beautiful.
Standard "Direct Mail" may be dying...but if you do something unique like I offer you can do well.
The irony of BJ's trolling response is that he made a post about how he's getting a 5% response in another Direct Mail thread.

Damn Dano, and here I thought you had undergone a divine transformation (no more lies), and then you and antagonize me further when all I am trying to do is save these poor lo's that would drop all this cash meaninglessly on direct mail. If if helps them keep their lights on one more month, hey I helped. 
And in that thread, it clearly states my query into the rest of the post to confirm certain current market truths about direct mail. If youre going to regurgitate, at least have the sense to include the WHOLE post. Anyway, those truths are confirmed (at least in my area, the rest I can give two sh*ts about)... And YES, I did receive 5% quite regularly with RECAST ARMS ONLY! Any amateur with Terry's system or FARE's (Darkstar's database) A.K.A. www.listsource.com, A.K.A. FARE's, A.K.A. First American Real Estate.
The problem is value, credit, etc... and with such a small # of these to begin with (recasts), it is very tough to use it as anything BUT an augmentation of ones marketing plan. That is why I was appealing to the rest of the BO regarding the REST of Direct Mail.... Anyway, I just put you away anyhow and I am content with my post...

PS As a general note to everybody else who reads this thread I don't "SPAM". Nick was somebody who inquired a long time ago regarding our Direct Mail programs, and didn't pull the trigger. I keep potential clients abreast of our results via email. |
