We launched the Loan Pipeline Builder Series back in Febuary of 2007. We did this to teach LOs and Broker's the art of cold calling through an easy to learn step system. The idea was to increase activity and teach the members of this board how to generate their own Exclusive leads. I have given some feed back below on each stage 1, 2 and 3 alog with a couple different options for phaze 4.

We designed Phaze 1 to get a LO some practce calling a trageteD local list of homeowners to get you feet wet, and get used to making dials and dealing with rejection. OK Since the industry is a little slow I was trying to figure out ways to get more people the option of getting the phase four with a smaller up front cost. We have come up with this.....
Option A)
A full phase four that is 5 full days of me in your office, One day of set up and dialer training and then four days of telemarketing training. Depending on where you are in the country the job, including the dialer and my travel was around $20k. We have quite a few past clients and current clients working towards this goal.
Option B)
to help you all get their a little quicker I put together a 3 day intensive training with me working 13 hrs days while I’m there. This would save me two days of time which would allow me to do the same amount of training but in less time saving you money. This 3 day complete set up with software and dialer training along with telemarketing and cold calling training I can now do this for right around $15-16k depending on where you are. Savings if 15-20%. If anyone has any questions regarding this please let me know!

PHASE 3 LOAN PIPELINE BUILDER SERIES HAPPY USER!!
I normally just use BO to read post about internet leads. I was ask to write about the turnout from my first week of getting the phase 3 hiring 2 p/t telemarketers and me trying it out. MY plan is to totally phase out oversold internet leads entirely and it is going GREAT!!!
Here is the totals: We started last monday so just counting the numbers for 1 week I was able to originate 34 exclusive verified telemarketed leads. My LO's are very happy to be overwhelmed with business, and its a great addition to our marketing campaign
Dont beleive it, try Raymond out for yourself, and see what he can do. I have no experience running a telemarketing campaign. I'm glad to hear your doing so good Todd. I knew you would catch on to the scripting and get them going good. Over 30 leads the first week is really really good bro. If they can stay consitent for you like that you will be able to double what you were doing with internet stuff and gorw your TM room. It is the best knowing that everyday your walking into x amount of leads that are interested nad ready tot alk to your LOs.

Thats right Skye, anywhere you have high speed internet connection. No phone line required on the phaze 2 and 3 systems. I wanted to give a little feedback on the telemarketing side of the market. With less and less Brokers alive these days there is far less saturation. This causes the homeowners as a whole receive less calls than they normally would, which in turn gives any body that does call a better response.
If you have thinking of going into telemarketing and starting a small call center call me. This is a great time to do that with FHA expanding and rates getting cut again. I know in my call center alone we have seen an increase in lead per hour from .75 to 1.25 leads per hour per rep.

not sure which dialer your referring to bud so I'll answer on each type.
Phaze 4 dialer:
Yes, you can put the phaze 4 on the T1 we just have to add one componant called a channel bank. This converts my analog dialer to be compatable for T1's digital service. To give you an example, I run 3 of my dialers on a T1 and they run on all 24 lines for 10-12 hrs a day 5 days per week. My phone bill will run me about $950-$1050 per month.
Here is a tip if your looking to get the call center.....IF you can find a service provider for regular analog service in your area that will allow you to get 8 lines with unlimmited local and long distance for a set price. Im not talking VOIP, Im talking regular analog service. For example... In AZ you can use Quest for up to 10 lines unlimmited calling and that would run you about $450-$500 per month. If you can find a similar service provider near you that would be the best way to go.

Phaze 2 and 3 dialer:
If you are referring to this web based dialer you will not need any phone line at all. its completely web based and your phone bill is included int he package so it is absolutely unlimmited dialing. You can live transfer out of this system as well as watch your reps in real time just like the phaze 4 dialer.

| I wanted to give a congratulations to my next call center set up. Brad Pickett a long time BO member and client of mine has finally reached his goal. I will be flying to Boise ID (brrrrr) this weekend for 7 days of set up and training. I plan to take pics of the new office after set up for you all to see. Today was the first day for our new Boise Idaho call center. I have been so excited about getting this thing going and we are finally rocking! We spent the first 3 hours training the six new TM's and after that they have been on there own. In about three hours of calling we have generated about 20 leads!!! I have already called one gal back and it is a deal for sure.
This is as close as it gets to money growing on trees!! With rates down in the low fives there are a lot of people showing interest. More updates to come this **** is exciting!

I have to agree with you Brad. For the first day we really knocked out some leads. Total at the end of the day was 25 leads. That was in about 3.5 hrs of calling with 6 brand new reps. I will say that you followed my hiring training to a T and you got your self some great phone people. I can't wait to come in today and get them going again boss. The best part of this whole thing so far is Brad's face when the dialer lit up for the first time and with in minutes the reps were taking applications. I flat out love setting these things up. Ill post some pics later today of the office in action.....did mention I love this stuff...

My main dilemma now is making sure that all of these leads get worked. We have allready gotten 3 refis, one new puchase (we can do the loan on this too), who knows how many loan mods (I havent called them yet), and several potential short sells. I am interviewing loan officers and loan modification sales people right now.
The call center is very consistent and I think that Raymond is jealous of the quality of telemarketers we got... they are already hitting their bonuses!! Time to start calling again here in about 30 min!! |

I will say that out of all the call centers I have set up you have, by far, the best set of initial reps. With telemarketing there will always be turnover but to start out with 6 on Monday and have 5 of those 6 left on Friday the first week is remarkable. What is more suprising than that is that they are averaging 25-30 leads per day already which truly blows my mind. They are taking direction very well and I think you have a great start to building this up to the 12 reps you want. I still have one more day of training tomorrow and then I'm getting the heck out of here....it is by far one of the coldest places I have been. Other than the cold Idaho has been a true pleasure to visit and the people up here are extremely nice. I will of course chalk this one up as another successful call center set up. Once I get back to Las Vegas I'll put some pics up on the site.

UPDATE: If you refer me anyone who wants a call center I will pay you a commission. For any 3 day phaze 4 I will pay $500 and for any 5 day set up I will pay you $1000. I love referrals!!!!!!!!!!!

Things are going great here in Boise ID. I couldn't be more happy with our decision to open up this call center. It has opened up opportunities for my business throughout the nation in Loan Mods, Refis, short sales, and other opportunities.
Having a call center gives you piece of mind knowing you will have clients... its like an unlimited source of potential clients. Our challenge now is not where to get new prospects but having the systems and people in place to close these deals. Our 6 seat call center can produce 600 leads a month!!! We have leads coming out of our ears!
We have decided to upgrade to a 12 seats system based on the success we have had with the first 6 seats. We just got all of our cubicals delivered today and our second dialer is ordered.
Thanks for your consultation on this call center Raymond. This has been a great money makeing experience and I look forward to taking the next step up to twelve seats!! |

Sounds great Dylan, It was a pleasure running some leads for you in the past and we would love to help you set your own in house lead generations shop up. Especially in SD, who wouldn't love to come there...hehe.
