At 80% CO Refi to $460,000, I would go with ING (www.ingloans.com). They allow cashout refi to 80% with no assets stated on the 1003. You get locked in upon on-line submission and at docs time if the rate is lower, you wind up getting a bigger YSP while maintaining the agreed rate with your customer. They are one of my favorite lenders.
