Good Evening,
I have the following loan scenarios:
1. REFI,RT, OO, SE,SFR, 681 FICO,PROPERTY VALUE IS $265K,PLENTY OF ASSESTS
DOES ANYONE KNOW A LENDER THAT CAN GET HIM A LOAN UP TP 95% FINANCING GOING STATED INCOME?

2. REFI,RT,OO,SE,SFR,712 FICO,PROPERTY VALUE IS $360K
ALSO LOOKING GOT A 95% LTV GOING STATED VERIFIED

I ALSO HAVE A CLIENT LOOKING TO BUY A BIGGER HOME
THIS IS FOR A PURCHASE, SFR,OO,721 FICO,FULL DOC,WAGE EARNER,$250K LOAN AMOUNT
IS THERE A LENDER OUT THERE THAT CAN STILL GET HIM 100% FINANCING HERE IN LAS VEGAS?

Hello Susana,

Unfortunately the first two are absolutely not going to happen. SIVA has been cut to 90% on O/O across the board out here due to the soft market. For the third scenario I would suggest FHA with down payment assistance. If the current home is to be rented out a lease agreement for at least 12 months will allow you to use 75% of the rental amount as income for qualification purposes.
