• Principal is seeking to purchase $832M REIT. • $600M of the debt is assumable. • Principal would put up 10% of the money needed. Looking for a Limited Partner for the balance.
LP would get: • Preferred return of 8% plus priority return of all invested capital. • Target return to LP of 22% annually with buyout provision. • 3 year buyout provision with guaranteed 22% return.
