I suddenly have commercial deals comming my way and I can't pass them up... do I need a special license to sell and close commercial loans?

Yes you need a special license and it is HARD to pass the test. Send them my way, I can help you get em done!

To act in a broker capacity, yes. however, you can treat it as a business transaction and put a corp. to be paid through the HUD for services.

No, you don't need a special license to do commercial, in fact, you don't even need to be licensed in the state in which you choose to do a commercial loan. I was just kidding.

No license needed. Are you familiar with where to look for the right lenders on commercial deals? Are you familiar with what is needed to submit a file and how to tell if you have a do able deal?

If not, you may want to co - broker the deals with someone more experienced that has the sources to fund commercial deals.

There are some good people here to work with and a lot of bad ones. If you want any help call me, especially if you have any in AZ.

I have a very select group of customers... They are business owners that have substancial cash flow, but lease the locations they do business... They have good credit and have been in business for 2+ yrs... is there anything for them?

Each state has different rules. Check with the Banking Department and the Secretary of State in the state where you are going to work. They will tell you if you need a license and if so which ones.

What do you mean? Do they need to buy office locations or something? Credit lines? What are you looking for...

I'm amazed at the "authoritative" asnswers to the question. The fact is that in some states (CT for example) no license is required to do commercial financing deals while in others (FL - with exceptions) a license is required.

The question is too generic hence the answers are all over the place. Some funny, some serious and others ... well ...

If you want to take another stab at re-phrasing the question with more details, you may receive reliable answers.
