I have 1 specific scenario, and also an opportunity for 20 a month. I have a client who wants to find a fast money source for MANY investors to send me.
#1 Scenario:
Investment prop - 4 plex
80k purchase
15-20% down
Gross rents = 1700mo
740 fico
Employment = 8months S/E Insurance agent, was selling Insurance and car rentals priot to that for a few years. Can show tax returns, 100k+ yr.
Scenario#2:
This above client is a partner in a company that helps people to buy Investment props that are income producing. States are right now, Ohio, Indiana, Pennsylvania.
Need fast closings = 2 weeks
10-20 % down
720+ fico's
Loan amts 20k -150k
All props basically self sustain with the rental incomes, in other words are positive cash flow right away.
Anyone can fund these, in almost a hard money fashion?

Send me an email asking for Diamante Holdings info. There's no credit qual and 90% on NonOwner purchases through establishing a trust that encumbers the house.
