Frank... how long a franchise term does the Ramada flag have to run before renewal? What is the average annual occupancy rate? With NEW debt service will the property show a DSCR of at least 1:15?

The ltv shouldn't be a problem.... We have BIG sources that LOVE flagged hotels... and will go at least to 75% ltv....
Our network of over 275 commercial funding sources which we are direct brokers for (lenders, banks, private money, hedge funds, insurance companies, etc.) - NATIONWIDE ... and Beyond!!! - could be just what you need for such a deal..... (the number changes regularly - adding and removing to meet our clients' needs) to our database.....

Ltv, and loan amount are good for a Flagged Hotel. DSCR will be your only concern as long as credit is good more than likely. Your rates should be 6% - 7%'s. Thats where a lot of these deals that are strong right now. Email me and I'll give you a list of docs needed to see to figure DSCR, strength, and weaknesses in the deal. They key for you will be speed. If I'm not your guy whoever you go to make sure they work quick to get this deal off the streets, ( You're always being shopped ) I look fwd to hearing from you. |

Frank, I just wanted to know if this was a refi or a purchase of the hotel? Also, what is the NOI for the property as well, these are vital pieces of info that are needed in order for any lender to be able to give you a honest quote or idea if they can do teh loan or not. We are direct lenders with an appetite for limites use properties to include hospitality. Our current PAR rates for this type of property would be in the high 7's to low 8's at PAR if you are interested in a refinance or a non-SBA purchase.
