What I know:
Agency SISA on investment max 75%
Alt A Agency SISA/SIVA 90% - But requires 2 year of managing rental prop history. =(
Non Agency SIVA 80%
So, I have a borrower, with 15% down 724 fico ? He owns his home, and would like to purchase an investment. Max ltv without requiring rental prop mnging experience? |

You can blame that on the death of Aurora. They were delivering lot$ of loans to IMB. When they died, everyone pulled back.
Of course, it has much to do with the MI companies, as well. |

Look at my Select Program. If the property is in a declining county my ltv is 85%.
The rate on a 30yr fixed NO PPP is: 7.00% w/ 1.75% discount to Icon. MI is at 25% coverage. The max dti is 41%. 6 months reserves.
