Hello… if you are interested in making money in this market you have clicked on the right post.
Example- I have a client that bought their home for 647k in Anaheim, they pay over 4k a month.. there loan just adjusted and it went up to 5k a month.. they don’t want to keep the house anymore because they feel like (and truly are) paying too much for a investment that has depreciated in the last 2 years… they have it up for short sale rt now.. the bank has approved the short sale at 445k, with 10% down to get it into the conforming limits we can get a rate of 5.5%.. payment on that would be 1835.63 I.O. + 515 taxes & insurance.. total would be 2348.96.. if we do a lease with an option to buy for the current homeowners which have been affording 4k a month for the past 2 years.. you could charge them 3200-3500 a month saving them 500-800 a month and having positive cash flow of 850-1150 with a potential buyer already in the household..
I have plenty of deals like this all over Southern California.. all deals come with an extensive report of the current homeowner's financial information. Everything from how much they spend on food to their current mortgage payment... backed by bank statements..
