Have 15 2-4 Unit deals that fit this scenario:
FICO 740+ Loan Amount: Under Conforming Limit LTV: ranging 65% - 80% Assets: $100,000+ in most cases DTI: 35 - 40% Occupancy: All Investor Units: 2 - 4 Mortgage Lates: all 0x30
All clients have more than 2 years experience as landlords.
Appreciate any fellow broker that may have advise on this.

Purchase / R/T refi [SIVA] 75% LTV 700 FICO
Cash out [SIVA] 75% LTV 720 FICO
** Declining market restriction of 5% applies ** For N/O/O: If more than 5 financed properties owned by the borrower, max LTV / CLTV is reduced by 10%.
DTI : 50 % Fixed 45% ARM Reserves : 6 months ** |
