Colorado customer is as follows:

SFR
Full Doc
450k Assets
760 Mid Score
1,500,000 Value
1,030,000 Loan Amount (69 LTV)

Paying off the following:

Current 1st mortgage 529,000
Investment Property 115,000
Cash out 350,000 (for home improvements to primary residence)

Looking to combine all into one loan and wants all options for lowest possible payments. Please include both fixed and adjustable options.

He is currently being offered 5.5% on a 10/1 Arm, but this is based on a loan amount of 700,000. It is not accomplishing the above goals.
