412k loan amt
80LTV
no income check

borrower will be occupying the subject with his business
"ralph's italian ices"

only problem is my fico 604 fico

anybody able to help me out with this one?

minimum fico 600
minimum loan amount 100,000 max on stated $2000000 AND 6000000 ON STATED

Need another buyer with over a 680 score to get to 80% ltv stated.
No other "partner" or family that can help for the purchase?

That score pushes this in the Hard Money direction.
Hard Money wants to verify how the business can support the property or borrower support the property. ( as well as renters if there are any ) Hard Money at that high of an ltv makes this deal probably out of reach.

Need to be able to verify 'ability to pay'... if the borrower can do that....

Please let us know if we can help you with your commercial scenario(s) - I'm sure that if there is any financing options for your clients out there, we can find it in our vast internal database of commercial lending sources of which we are direct brokers for (currently stands at 275+ entries as of today (lenders, banks, private money, hedge funds, insurance companies, etc.)).
