What are the 5 biggest problems in any deal(or lead)?

1. contact - Not a problem, they call you after being qualified!
2. credit - not required on these programs!
3. value - not required on these programs!
4. income documentation - not required on these programs!
5. time it takes to close - 10-14 days tops, can be much less!

These leads absolutely eliminate ALL of those issues we ALL deal with!...

Can it possibly get any easier?

Dark,

These leads sound interesting.

I've never done a FHA streamline. You mention that there is no appraisal or credit report required. Does FHA allow us to charge closing costs to do the loan including a 1% origination, or does their balance have to remain the same and the closing costs have to be covered by rebate?

To do a pure streamline with no appraisal, you can go to the original loan amount including the MI and add the new MI. That is the max, anything else has to go with appraisal.

Remember, if they refi in the first 3 years, they will get a refund on the MI they paid. You just have to work the worksheet to see if it works.

This is a good lead product. First time I think I've heard a lead provider offer them.

What ya got in New Eng, NY, NJ. Also, am I allowed to give you parameters such as County, Loan Size, Date of Orig, 203(b), 203(k), can you sort by Zip? Thank you.

All states are available...We will not be filtering these as there is no need on deals this easy, just pick how many you want and they will come!...These borrowers will come from 2002-2006...

100% of the calls will be recorded and sent to you after each campaign, there is NO room or way for BS here...

Here is some info on FHA streamlines:
- Must be in FHA loan now
- SHOULD be current
- Refi must lower P&I payment
- No Cash Out

VA Streamlines:

- NO Appraisal
- NO Credit Underwriting
- NO Qualifying Debt Ratios
- NO Credit Check, NO Income Verification
- NO Face To Face Application!

Steve,

I looked at the order form. I am very interested, but the minimum order is a little high for me. Do you have any other packages, perhaps with a higher price mark with the lower volume?

Has anyone used these leads yet? IF so please advise how your success was. The minimum order is too pricy for me but I guess if you close ONE deal, you would at least break even.... PLease post if you have had success.

I WILL buy once i see how those first batch did. To be honest I would buy if I had atleast a 4% success rate. However, based on the information supplied I would think the closing ratio should be A LOT higher. Good luck....

They just started taking them this week for one reason or the other(BO members) and I look at it this way, if they weren't happy, they would have been posting their butts off!...

One of them sent me this today, maybe he'll cop to it if he reads it:
"We only got 4 on Monday, 2 seem to be pretty good. Then Tuesday, we didn’t receive any."

That was my fault, I wasn't aware of monthly training the call reps are required to complete to keep their jobs...That was my fault for not telling him, but then I didn't know either until I got his email this eve and called to see why... So, after one day, he's at 50%! :-)..Definitely no guide so we 'll see how he ends up the week...If he won't post by Friday(or any of them), I will ask their permission for one person to call and they can post his comments, that I know I can get done...If you'd be up for that JR, shoot some contact info and I will ask him to speak with you...I don't think we know each other so you're words will be unbiased...

wasn't trying to be negative....the streamline FHAs seems like a great way to go as I have been doing FHA for only 2 months now and have 9 currently going with 2 of them closing next week. Just curious, am in NC where the refinance market, probably like other areas of the country, is going nuts!!! If not for the FHA market I would be out running a tight ship.....just keep us update and I would be more than happy to hear from any of the individuals who bought some of the 'leads'.

It doesn't look like there is any where on the order form to specify the State that you want leads in, nor whether you want just FHA or VA. Could you clarify how we go about getting that done? Also, is there any other filters that are available (ie. loan amounts, etc.). Thanks.
