Does anyone know a lender that can help do this loan?

I am looking for a pay-option-arm or a 5/1 arm IO programs
I have
640 middle,
80%LTV
FULL DOC - Self Employed
Refi - Cash out
Owner Occ
$30,000 in cash reserves
Loan Amount 1,080,000.00
In Florida

The customer needs the $160,000 cash out to pay off all of his debt, so his dti is below 50%.

Can anyone help?

I tried Wachovia, but his $30,000 in reserves isnt enough. Do you are anyone else have any other ideas?
