Going back to old school, the more calls you make the more opportunity you will come across. I plan on making at least 100 outbound calls today and obtaining 4 FULL applications.

Get on the phone and make some new friends!!!

Justin - it must be a Justin thing. I'm over here making 100+ calls a day and still closing 5 loans a month while everyone else sits around pissing and moaning about how bad the industry is.

At least we're not Realtors!!

For sure... mailers are key, my company puts in about $50k in mailers every month... However, why not go the extra mile?? I look at it like the great Jstar's sig line states...

Good line..
The phone IS our friend and it's the most cost effective method for me at the time. One of the best feelings in the world to me is getting an application by phone and earning a bit of someone's trust by engaging in a conversation. The hours that I don't get to spend on the phone during the week, will be made up this weekend. Saturday and Sundday, 8 hours possibly!

Mortgage Boarder. Who are you calling? My TM rep makes about 500 calls a night and lately we have been getting 1 or 2 apps riddled with Lates and no equity. A few good ones are mixed in there which keeps us going.

Don't be afraid to say you don't call out,people call you. You should be proud of that, because this obviously speaks to your character and business practices. Coming from wholesale to retail is a big shift for me so I've gotta get everything I can. If only I could get loans from all of my broker contacts, right? lol

My goal is to be in your position, those of you who never have to make an outboud call, but I've gotta start somewhere.

mailers and email blasts are o.k.... but you have to follow up with phone calls or face to face if at all possible....

My source won't help you any bud... I'm calling on leads that have closed through my company over the last 5 years. Anyone who is in a 3/1 or 5/1, or has a fixed rate higher than 7%.

:). I just ended a denial call... if only people were honest!! "No sir, I hab not open up any atter debts since my repi." (nice Filipino man and I can have fun with the accent because I'm Filipino too and we laughed it off). Apparently, he was not aware of the 40k American Xpress bill his wife has racked up in the last 3 months, yikes!!! $2000 payment which I was not expecting, anyone know where I can take a back end DTI of 98%?? Kidding...

It actually is different with everyone. I introduce myself as well as Foundation Capital, which is a very easy ice breaker because they have already closed a loan with us in the past. I then ask them how everything is working out with the loan we placed them in and if they have been on time with all of their payments. From there, they lead me to the discovery and I base my next question off of what they have told me. If they have refinanced since we pulled out their loan I pretty much leave it be, because most of the time they are set and I can't offer any benefit, but I still ask of course. Otherwise, I let them know what is happening in the market today and continue to probe them on how they may be able to benefit from today's rates and programs. If it's a match then I get into the app, if not I ask for referrals and wish them a great day.

I've been taking 5 apps a day. I have to get rid of most of them due to LTV issues. I know they're out there so ima stay on my grind.

Do you use Encompass?? I've been on CalyX forever and I'm in love with encompass now... I avoid the LTV issue because it gives you tons of search options for reports, one of them being LTV range! If you do you should try it, call back all of your Adverse apps over the last couple years, I gaurantee half of them don't know that they may qualify for a 5.5% 30 year fixed...

I use point. At another company we did use encompass. I hated it compaired to point but had no idea it had that. I know it had a lot of bells and whistles though. Thanks for letting me know. I'll for sure look into it.

Do you ever call into Louisiana? I am moving there this weekend from Los Angeles. I will still be doing loans when I get there, but I haven't called anywhere except CA since I started 3 years ago. Thanks!

50% across the board - expenses (credit, DU, etc.) and the technology is a great perk. You also have the convenience of a lender with access to brokering deals, when needed. Someone like him would have a huge advantage here because there are thousands of previous leads to call on, and as I already said, most of the LO's here don't like to dial out either. You guys can email me if you'd like to discuss anything else.

I've only penetrated MD, and VA so far. CA is very limited now a days, there is much more opportunity out there and it sounds like you are on your way to capturing some of it.
