Here are my guidlines. 750k loans can still be low ficos up to $1,500,000
siva or full doc, 620 Fico 80% LTV R/T or cash back
Loan Amounts above $2,000,000 credit must be 680 75% LTV up to $3,000,000 Loan Amount SIVA ( Restrictions on max cash back, deal must make sense)
Loan Amount $3,000,000 - $20,000,000 70% LTV ( Maybe 75%; 80% possable but not likely) Full doc, cash back or R/T
SIVA is 60-65% LTV R/T or Cash back
Assets must make sense, in other words on a $10,000,000 Loan expect to show at least $3,500,000 in reserves if going stated, sometimes there are ways of getting creative if assets are a bit light.
Right now Five Year ARMs are pricing very nicely, expect the rates to be in the mid 6s. Fees must be made on the front as all loans are done at par pricing.
