TRUE EQUITY-BASED LENDING!!!
We qualify the property, not the borrower!
- Rehab loans (fix-n-flip) based on 50% of after repair value
- Residential new construction loans, up to 50% of completed value
- Vacant land, up to 50% of appraised value
- Commercial, up to 50% of as is or after repair value
- Cash out re-fi's, up to 50% of appraised value (unlimited cash out)
- Joint venture opportunites for land development projects (you provide land, we provide funds)
NOTE: No owner-occupied properties, investor properties only
BORROWER REQUIREMENTS
- No minimum credit scores
- No tax returns, W-2's, bank docs or pay stubs
- No DTI ratios
- No 1003 needed
- No income or employment verification
LENDING AREA:
- DC Metro (within 50 mile radius of DC)
- Virginia, Maryland, DC
NOTE: Currently, we are not lending in Baltimore
- No prepayment penalties
- No appraisal required
- No monthly payments
