I am looking for lenders to fund 100% of purchase price where the ARV is 70% or less for short term holds of 3-6 months Please state all terms and conditions |

Dear Dealmaker:
Though we have stopped giving direct loans BUT WILL BE HAPPY to purchase your inventory of SAN DIEGO COUNTY real estate. We will buy on assignment, so you can get immediate cash for sourcing your deals. For the past 15 years we have been lending and buying in the foreclosure sales, but the values in the trustee sales are too high (due to steep loans on the houses). It is easier to buy from the banks -- we have created a REO fund for this task.
We purchase SAN DIEGO COUNTY REO properties from Banks and lenders who are trying to liquidate their portfolios. Our typical transaction size is $2-30 million at a time with 5 day close.
Our inventory (what we are selling) is on the San Diego MLS.

Dennis, I'm pretty sure we have spoken before...as far as I know, no hard money lender is lending 100% on purchases unless they would get a significant taste of the deal - in which case the deal essentially becomes some type of a jv - and obviously to even consider a deal in this market there needs to be compelling reasons as why someone is underselling a property and supporting data as to the realistic resale values based on location, inventory, and demand in the subject property's market...if you have a line on some good deals and want to involve someone with money and are willing to share in the profit then feel free to contact me - I do both hard money loans and purchases for resale.
