You are going to have an ssue with declining markets. If your home is either not in a declining county or the appraiser can support that a certain section of the area that the home is in is not declining then you may get an approval. It will all depend on the lender.

Got this today-

Wells Fargo still offers 100% financing as long as appraisal does not indicate the following:



• Declining property values

• An Oversupply

• >6 months marketing time





The At Risk Market policy applies to:

• Investment/non-owner occupied transactions >75% LTV/CLTV

• Second home transactions >75% LTV/CLTV

• Cash-out refinance transactions >75% LTV/CLTV

If the above suggestions don't help you can try using an Unsecured to lower the ltv and find financing for the 80, 90% you would have left.
