We are a Mortgage Brokerage Company in the Houston area specializing in hard money/rehab for N/O/O loans for a wide network of experienced investors. We are currently looking to expand our funding sources due to increase in business.

We are looking for hard money LENDERS that can provide reliable service and prompt responses. A lender that can handle our volume and that can offer low or at par rate programs. We obviously make our money by charging upfront fees so lender fees are a huge factor in making our determination. 60-70% of ARV needed in most cases.

We make short term loans to investors who purchase and rehab existing single family detached homes for sale or lease in 27 states including TX.



Loans up to 74% of ARV including interest and fees. Purchases only, no seconds, cash outs or refi’s.



Loans from $48,500 - $250,000. Metro areas only. NOO only. Minimum FICO 625. Minimum purchase $30,000. Minimum down payment 2-10% of purchase price.

Yeah if you read my posts, I'm a broker too, but I also lend hard money. You can put me in your book as a backup if you need it. I can only do hard money deals in TX within 60 miles of my appraiser friend who lives in Arlington as I dont have anyone else to trust on a visual inspection.

Vanilla stuff only, no development, etc... I do look at credit and income.

65% of MY value which is probably 50% of appraised.

4-6 and 14-16 depending on deal, but probably more like 6 and 16 since its not in my back yard.

Also, I might not always have the juice as my partner and I currently only have 1.3 mil in play. Depending on when you catch me, it might not be available.

"that can offer low or at par rate" what do you mean? Hard money with small fees,70% LTV and low rate may not get me to jump up and down and blow my New Year's horn. Good service I can do.

We offer 100K unsecured credit lines, 17points, 650min fico, must be employed for 2years, credit lines are 30yr fixed standalones at 7.75%.

for business owners we go up to 500k, must be an established business. A one man/woman housekeeping gig will NOT qualify. Need P&L statements 2yrs.

-Up to 65% Loan To Value (based on after repair value)
-FICOs as low as 550
-12 month interest only terms with no pre-payment penalty
-Stated Income/Stated Asset on application
-Points as low as 14% interest, as low as 4 discount points, with 2 points to the broker.
