purchase *short sale has been approved, need to move fast*
750 fico $445,000 purchase price $417,000 loan amount 93% LTV or if we can go higher SFR O/O SIVA (has over $100k to verify) or FULL DOC (may be able to go full doc. pending for tax returns)
Looking for the lowest payment/rate possible with (-1.00) with NO PPP and LPMI. Thanks
Also, on the appraisal, it indicates the area is declining in value. How will this affect the loan amount? Many lenders already told me the LTV will be cut by 5% to 90% so at 90% is fine. Property is in California 91406.

Thanks for responding. Anyone else?? Anymore other lenders.... seems like I've getting more and more of these declining areas and its killing my LTVs....

try United Security Financial and speak with Lois, They are helping me with that now.. also try " the great loan" .com ppl they help me in the past with a Jumbo |

declining value will slice 5% off max allowed LTV (taking you to 90% at most banks)
and the only LPMI I'm aware of is full doc right now |
