No. The lender does and has to follow their guidelines. In these programs, the lender cannot foreclose if the only default is the borrower's failure to pay an escrow shortage in a lump-sum payment. Furthermore, lenders must provide notice of the default no later than the end of the second month after delinquency. The lender must also make reasonable efforts to set-up or hold a face-to-face interview with the homeowner before three monthly installments are due and paid. Under certain circumstances, the lender must accept partial payments.

Could you point me in the direction of a more legit opportunity? I'm a little concerned that all these other ones have popped up, they seem like MLM's etc. However, at the same time, I see a potential to diversify my business a bit and make myself more marketable. Then again, I don't want to work for free. I don't expect a million a year, but adding to my income would be nice. If you could recommend some, based on your experience, I would appreciate it.
