ART AT TRUST DEED INVESTMENTS, INC - DIRECT HARD MONEY LENDER - CALIFORNIA

Our General Lending Guidelines and Info:
- We go up to 70% LTVs for residential and 65% LTVs for commercial
- We do 1sts, 2nds, 3rds , etc as long as the total LTV is acceptable - we can use cross collateral
- Interest rate ranges from 10-12% interest only / 2.5 - 4 lender points
- Term - short or long term available - we do not have prepayment penalties
- We draw our own docs and service our loans
- We fund the loans directly with our own lines of credit and cash
- We do not need tax returns or bank statements to verify income (unless required by law )
- We do not base our loans on FICO scores
- We lend in California and have done loans in other States including NV, AZ, and ID
- We do owner and non-owner occupied residential and commercial properties including purchases, refis, new construction, rehabs, foreclosures, bankruptcies, probates, etc

What We Need to Underwrite:
1. 1003 loan application w/ schedule of real estate owned if they own multiple properties
2. prelim w/ payoffs
3. Appraisal or bpo/cma w/ recent mls actives, solds, pending sales each detailing days on market
4. Recent credit report ( we do not care about ficos, we do care about mortgage payment history and amount of debt borrower is carrying in determining how high of an LTV we are willing to go to )

5. Copy of 1st note and recent mortgage statement ( only need if we are doing a 2nd )
6. Lease info ( only if we are doing non-owner, multi-unit residential, and/or commercial properties )
7. Proft/Loss/Financial Statement (only for multi-unit residential and/or commercial properties)
