judgement question

I have a borrower with 645 fico, need 100%, full doc, o/o, r/t, in MO. The co-bor. has a 12k judgement which she's making payments on-it's about 3 mo's old. My boss tells me it will be hard to find anybody to take this. I'm still new, hard headed, and need all I can get. Is this a lost cause?

they have 80/20 adj. getting ready to go up to about 11%.
