Could use quotes or your best sources for super-prime borrowers (I typically focus in low/no doc, subprime). Here's the situation:
780 FICO 400K income (verifiable) $1.16M purchase price
Buyer can put from 5-20% down, but as of now is planning 5%
Looking for best rate combo - first and second (with and without 3 yr prepay) for 7 year term or longer, interest only or pay-option.
I have agreed to find him the best loan and only take 50 bps in origination fees.
