250 K second to mortgage to 100% CLTV

Can anyone help me with this ??

I have a purchase price at 1.25 and a lender that will do an 80% firt to 1 million.....but I need a lender to do a 250k second ??

Here's the scenario:

purchase of 1.25
owner oc
SFR
760 FICO
SIVA
