Derek,
they NEED higher scores...You're looking at SUBPRIME...ONLY;
660 (or better) is preferred for traditional lenders, and none of them are going to cover 2.5M, though I think Long Beach does to 3M on Primary Residence...
call and ask for the HEAD of Underwriting and see if You can get an exception for the credit, (I'll GUARANTEE he/she needs branch manager approval for the L/A);
I can get You 75% CLTV...but the rate wouldn't be pretty...private lender...
Try L.B. in the am,
Hopefully my bump psting will get You back to the top and some other folks "looking"....
Check w/BluJupiter...He does giant re-fi's...

$405k CMV...appraisal is 1 week old?

called AZTEC today on recommendation from another here...
they couldn't even muster an AE to Call me back?
