480 mid, 55ltv, 12 month bank statements, self-employed, cash-out, in foreclosure. Can anyone help?

Peter, I am a lender who has program up to 64% LTV, unlimited cash out No-Qualifying, No-Doc, 9.9% Fixed, 30/7. What state is the property located in? How much is the property valued at? How far into the foreclosure process is your client in both months and dollars? Would a small second help to pay the back payments and any outstanding collections.Then improve the FICO to go subprime once we go over 500.

Please help me. I have two loans. one foreclosure with 3X120 in last three years. 605 mid fico and 525 mid fico.

Chicagoboy. I run across properties all day at sub 70% ltv. Looking to do a cash out at purchase will your lender do that? If so how long to close. And if NOT how much seasoning must be on the property to do you refi cashout.

Did you ever find help for the foreclosures? I am looking for the same type of a help. Everyone seems to only want to give 70% LTV....and that really does not help. Do you have name and contact numbers of banks that helped with your request?

Look at Darrin's Lender list under "files". Also, check out Novastar. They'll do it at "space normal" rates as long as you can show that the BK is being paid on time. They may balk at the 480 FICO, though so be prepared to come up with a good reason for the low FICO. I would look at Darrin's list for the BK buyout and the under 500 FICO scenarios.
