| Peter, I am a lender who has program up to 64% LTV, unlimited cash out No-Qualifying, No-Doc, 9.9% Fixed, 30/7. What state is the property located in? How much is the property valued at? How far into the foreclosure process is your client in both months and dollars? Would a small second help to pay the back payments and any outstanding collections. Then improve the FICO to go subprime once we go over 500. |

| Chicagoboy. I run across properties all day at sub 70% ltv. Looking to do a cash out at purchase will your lender do that? If so how long to close. And if NOT how much seasoning must be on the property to do you refi cashout. |

Did you ever find help for the foreclosures? I am looking for the same type of a help. Everyone seems to only want to give 70% LTV....and that really does not help. Do you have name and contact numbers of banks that helped with your request?

Look at Darrin's Lender list under "files". Also, check out Novastar. They'll do it at "space normal" rates as long as you can show that the BK is being paid on time. They may balk at the 480 FICO, though so be prepared to come up with a good reason for the low FICO. I would look at Darrin's list for the BK buyout and the under 500 FICO scenarios.
To be added to the BK buyout section: Centex, Delta, Fin'l Enterprises To be added to the Under 500: Fin'l Enterprises, Budget Finance, Emeral Bay, xllending.com, sub500mortgage.com, Old Merchants Mortgage, ccap.net, americanhometrust.com, & eloansolutions@yahoo.com |

I Have a HELOC that is ideal for Defaults/ Foreclosure, Bad credit, no credit, BK, Mortgage Lates ALL OK! No FICO Score Required Extremely Flexible Stated Income No Prepayment Penalty on any of our loans Cash out at funding option Low Interest only monthly payments Upon making the first two payments on time the interest rate drops 2 points thus lowering the monthly payment Will go up to 75% LTV Not CLTV! Funds in as little as 14 days Ideal for foreclosure bailouts, but also a great loan for people who can't qualify elsewhere Will pay mortgage up to date plus all foreclosure costs borrower receives a minimum $10,000 in his credit line reserve available 30 days after the loan funds HELOC works just like a credit card borrower pays only for the amount uses the amount they do not use remains at their disposal but they are not being charged anything on it! If borrower pays more than the interest only payment a month the credit line replenishes and the available credit limit adjusts to a higher amount.
Will lend anywhere in the United States some states may subject to lower LTV and or other qualifications requirements. Any loan out of the state of California was a minimum loan amount requirement of $150,000.
Will also do the following loans with the same or similar easy qualification structure:
Construction Commercial Manufactured homes Straight 2nd's 1st Mortgages and Various Other Hard to find loans Give me a call we will go over your scenario
